These Residence Apartments are housed within an old 17th-century Venetian Palace, which has been completely 
restored. It is made up of 15 elegant apartments that are ideal for short rentals in Venice and they are available in
three different decors, Superior, Classic and Classic Standard, complete with all amenities.  There are comfortable 
communal areas and services that are of a very refined apart hotel, where guests can also take advantage of the 
24 hour reception.  You will be welcomed by an elegant decor with exposed beams and a small hall in classic style. 
The Residence offers the very best of services such as daily house-keeping of the apartments (except the kitchenette)
and a family 
atmosphere where the very attentive and professional staff welcome guests in a friendly and efficient manner, 
always providing information and suggestions to make the best of a stay in Venice. 

SUPERIOR APARTMENT:
The elegant Superior apartment is ideal for 2-6 people.  The living room has a full size sofa-bed and well equipped 
kitchen, large bedroom with two singles or double bed and a full size sofa-bed. Two bathrooms, one with bath tub 
and the other with shower. Every apartment offers a delightful view over a typical Venetian corner or canal.

CLASSIC APARTMENT:
The stylish Classic apartment is ideal for 2-5 people.  The living room has a full size sofa-bed and equipped 
kitchen, bedroom with two singles or double bed, bathroom with bath tub. Some apartments have an additional 
single bedroom for a fifth person. These apartments have delightful views over the roof-tops of Venice.

CLASSIC - STANDARD APARTMENT:
The charming Classic Standard is ideal for 2-5 people.  The living room has a full size sofa-bed and equipped 
kitchen, bedroom with two singles or double bed, bathroom with bath tub. Some apartments have an additional 
single bedroom for a fifth person.

AMENITIES:
The Residence are able to meet every demand for space and comfort; each comes with air conditioning, adjustable
heating, safe, satellite TV, telephone, refrigerator, washing machine (to use the washing machine they require 10 Euro),
Internet access. Bathrooms come with either bath tub or shower, hairdryer and beauty kit, ironing board and iron, high 
chair and crib on request. 
Children up to the age of 8 stay free (max. 2), in an apartment with their parents,. otherwise they pay 
an extra charge of 30.00 Euro. 
A deposit of Euro 50,00 is requested at arrival for the final cleaning of the kitchenette.
The rented apartment is furnished and provided with crockery and linen.
In the apartment you will find an inventory of its contents. 
Lift (elevator) present.
All apartments are for non-smokers. Animals are not allowed.
  
HOW TO REACH VENICE

BY AIRPLANE:
From Venice Airport, take the fast boat of Alilaguna line and get off at Saint Mark's (app. a 50-minute trip). From here take Calle Vallaresso, at the end turn left and then turn immediately right on Frezzeria, continue straight until you come on Calle Tron on your right. At the end turn left on Fondamenta Orseolo, continue right, go on Goldoni Bridge and turn left. You will have arrived.
Or take the shuttle for Venezia - Piazzale Roma. From here, vaporetto 1 or 82 (Via Canal Grande) and stop at Rialto (15 minutes).
Or take a water taxi which will bring you directly to the hotel (around 30 minutes).
From Treviso Airport, take the shuttle for Venezia Piazzale Roma, from here vaporetto 1 or 82 (Via Canal Grande) and get off at Rialto (15 minutes).

BY CAR:
From the toll booth of highways A4 and A27 continue for Venice. Your may park your car in one of the parking lots of Piazzale Roma or Isola del Tronchetto (at the end of Ponte della Libertà on your right) or in Mestre. From Piazzale Roma and Tronchetto take the line 82 vaporetto for the Rialto and get off at Rialto. Or take a water taxi which will bring you directly to the hotel.

BY TRAIN:
From Fondamenta across Stazione Ferroviaria Santa Lucia, take vaporetto 1 or 82 (Via Canal Grande) and get off 
and get off at Rialto (15 minutes).  Or take a water taxi which will bring you directly to the apartments.

To Book - Please Read The Following Information:-
We request a deposit to hold the apartment with the balance to be paid direct on arrival.  
The apartments also require your credit card details in case of Cancellation Charges or a "No Show (see below).
Should you cancel after the booking is made, the deposit is not refundable.
The balance can be paid via cash Euro or credit card, the cards accepted are Matercard and Visa only.

- Check-in 4pm - check-in time must be advised prior to arrival.
- Check-out 10am - if your departure time is later, they can securely hold your luggage.

CANCELLATION CHARGES: 
For protection, it is important to take adequate Insurance Cover
In the event of a cancellation the following fees will apply:
Should you cancel up to 21 days prior to arrival - loss of deposit.
Should you cancel after  21 days prior to arrival - loss of deposit plus charge of a one night stay.
Should you cancel after   7  days prior to arrival - loss of deposit plus charge of the full outstanding balance.
"No Show" - loss of deposit plus charge of the full outstanding balance.
