LOCATION: 
This is a beautiful old family farm house, refurbished in 2006 and has been converted into attractive apartments and
B&B rooms, all with modern facilities.  Set amongst orange trees and Roman ruins, amid a quiet private park with 
flourishing vegetation.  It also has a communal swimming pool for guests staying at the farmhouse. It is located in 
the historical heart of the town of Pozzuoli, which is near Naples; in walking distance to the Port of Pozzuoli where 
you can take the ferries over to the Islands of Procida and Ischia and the hydro-foil boats to Naples, Sorrento and 
the Amalfi Coast, also close to the Amphitheatre Flavio and public transport that allows you to reach the other 
historical sites of the area.  Should you have a car, then there are ample parking facilities on the grounds. 

DESCRIPTION:
In the main building, which comprises of three levels, lower ground, ground floor and first floor (no lift), overlooks 
the nearby Roman Necropolis.  It has a roof terrace with tables and chairs, where all guests are welcome to sit and 
relax and appreciate the natural surroundings and beautiful views across the Gulf of Pozzuoli, Capo Miseno and the 
Islands of Procida & Ischia.  On the ground level, external to the building, are more tables and chairs where guests 
may sit that overlook a large well kept lawn, ideal for children to play, which leads to the swimming pool. 
For all guests, there is a communal lounge area where Continental Breakfast is serverd should you have B&B, this
is situated on the lower ground level, here you may also sit, read and relax and meet other guests, they also have an 
internet point.  

There are two buildings, the main building, which comprises of two independent apartments and one separate 
double/triple room and across the patio at 10 metres is the annexe building, which comprises of two double/triple
rooms and one single room.  
If you are a large group, then it is also possible to take over the entire farmhouse.
All the rooms of the farmhouse are comfortable and bright with attractive furnishings that blend in well with the 
property, all with ensuite bathrooms with shower, air conditioning, TV, phone, safe box and apartments have 
separate kitchens with bedrooms located on a mezzanine level via a metal staircase, all of which are catered to make 
you feel comfortable and at home.  
There is an external swimming pool for the guests, which is approximately 10mx6m, it is surrounded by many orange 
trees and pretty Mediterranean vegetation, along with tables, chairs, umbrellas and sunbeds.  On request you have 
use of a communal washing machine and all bed linen and towels are supplied.
In our opinion this accommodation is suitable for all, car hire is not a necessity, however from the entrance gates there
is a small road with an upward incline to reach the accommodation.

MAIN BUILDING
No. 1 - BEDROOM - 2-3 People: 
This is a double/triple 3 bedded room with air conditioning, ensuite bathroom with shower; located on the ground 
floor with two independent entrances, one from inside the building and the other via the patio, which has a secure 
door that leads to the terrace.
No. 2 - APARTMENT - 2-4 People
: This is an independent apartment that can sleep 2-4 people with air conditioning. There is a mezzanine floor with a double bed via a metal staircase that overlooks the lounge area with two single beds with cushions acting as settees separate kitchen with cooking facilities and bathroom with bath/shower; this is located on the first floor of the main building with an independent entrance via the internal stairwell, which also leads up to the panoramic roof terrace. This apartment would be ideal for couples, families, or small group of friends. No. 3 - APARTMENT - 2-4 People:
This is an independent 4 bedded apartment that can sleep 2-4 people with air conditioning. There is a mezzanine floor with a double bed via a metal staircase that overlooks the lounge area with an open fireplace and two single beds with cushions acting as settees, a separate kitchen with cooking facilities and bathroom with shower; located on the first floor of the main building with an independent entrance via the internal stairwell, which also leads up to the panoramic roof terrace. This apartment would be ideal for couples, families, or small group of friends. ANNEXE BUILDING
Just 10 metres across the patio, opposite the entrance to the main house there is the annexe building with three separate rooms, all with their own private ensuite bathrooms with shower: No. 4 - BEDROOM - 2-3 People: An independent double/triple 3 bedded room with air conditioning, ensuite bathroom with shower, entrance from the garden patio area.

No. 5 - BEDROOM - 2-3 People:
An independent double/triple 3 bedded room with air conditioning, ensuite bathroom with shower, entrance from the garden patio area.

No. 6 - BEDROOM - 1-2 People:
An independent single bedroom with air conditioning, ensuite bathroom with bath/shower; entrance from the garden patio area, an extra bed can be added to the room. It is also possible to rent out the entire Farm House. AMENITIES: Communal swimming pool, garden, parking, laundry room, roof sun terrace, garden patio, bar-b-que, air conditioning, children's games, independant kitchen, pizza wood oven, and all accommodation has private bathroom facilities. HOW TO REACH THE FARM HOUSE Once the booking is made we send you full details on how to arrive. You can reach the farm house by car, taxi,
public transport or the owners can arrange for airport transfers

B&B - Electric included and no damage bond required - bed linen and towels included (not beach towels).
Apartments & Farm House: Gas and water included, electric payable on consumption @ € 0.35 Kw. plus Damage Bond, which is advised with your free quote, this must be paid in Cash Euros only on arrival as it is refunded on departure, providing no damage has been made and this is at the owner's discretion - bed linen and towels included (not beach towels).
To Book - Please Read The Following Information:- 
Once we have confirmed availability and prices and you wish to book, we forward your details direct onto the owners.
They send you their Booking Form via email and require 30% deposit payable direct to hold the accommodation,
along with instructions on how to pay the balance.  Cash Euros and all major credit cards accepted.

Check-in: from 17:00 to 19:00 except by previous arrangement. 
Check-out: within 10:00 of the departure day 
If your return flight is late, then it is possible to store your luggage at the accommodation, whilst you enjoy your day.

CANCELLATION CHARGES: 
For protection, it is important to take adequate Insurance Cover
Cancellation after the booking is made: Loss of deposit.
• 30% of the balance - 45 days - 35 days - prior to rental commencement period.
High Season: June - July - August (from 60-35 days)
• 30% of the balance - 60 days - 35 days - prior to rental commencement period.
• 50% of the balance - 34 days - 25 days -  prior to rental commencement period.
• 100% of the balance - 24 days - 0 days -  prior to rental commencement period.
"No Show" -  100% of the balance.
"No reimbursement" given back to those clients who interrupt their holiday after its beginning for any reason.

RESPONSABILITY OF THE CLIENTS: Clients have to take care of the accommodation, furniture and all the objects and items in it. They will be considered responsible for any damage of these.
